the following is a brief overview of the general guidelines
used to process an application.
Application Form - Each adult (18 years and older) wishing to live in one of our properties must fill out an application and be approved. All sections of each application must be complete and accurate. The fee for processing each application is $35.00 ($38.00 if submitted online), and is non-refundable. Only 1 applicant per application is allowed.
Employment - In order to verify that there is adequate income to make rental payments, we expect all applicants to have at least two (2) months of current verifiable employment, and the gross income must be equal to three times the monthly rental amount. A co-signer may be used if applicant is unable to meet employment requirements.
Rental History - In order to verify that the prospective tenant has demonstrated a desire to meet lease/rental obligations, we expect all applicants with previous rental history to prove that it was a positive rental experience and that all obligations were fulfilled. If you have rented within the last 2 years, download the rental history verification form HERE, print it out and sign it. You can then upload it during the application process or email it to us.
Credit History - In order to verify that the prospective tenant has demonstrated fiscal responsibility, we expect all applicants to have positive credit history for 1 year. Any applicant whose credit history reflects apartment collections of civil judgments, evictions, or more than $400 in collections (excluding medical) will be denied tenancy.
Public/Criminal Record - We take great pride in keeping our properties crime-free, and all applicants are screened for a possible criminal background.
In General - We want to verify the amount of current rent and that the rental was paid in a timely manner, that the property was kept in good condition, that there is no history of complaints from other tenants, that all lease obligations have been met and that the tenancy has been a positive experience.
No person shall be denied the right to rent one of our properties based on applicant's race, color, religion, national origin, sex, age, disability, marital status or familial status.
Applications are considered incomplete until all 3 steps have been performed.
We must recieve your application, application fee and supporting documents before we will begin processing your rental application.
